Cerberus Capital Management and Yondr Group have acquired a 40-acre site in Manassas, Virginia, to develop a 72MW hyperscale data center campus, expanding digital infrastructure capacity in one of the world’s most competitive data center markets.

Scheduled to become operational in 2029, the project is designed to address growing demand from cloud, enterprise and artificial intelligence (AI) customers in Northern Virginia.

The acquisition strengthens Yondr’s North American expansion strategy while leveraging Cerberus’ real estate investment expertise to deliver additional hyperscale capacity in a region facing ongoing power supply constraints.

72MW Campus Targets Growing AI and Cloud Demand

Located in Manassas, Virginia, the planned campus will serve customers requiring large-scale digital infrastructure across cloud computing, enterprise applications and AI workloads.

Northern Virginia remains the world’s largest data center market, offering extensive hyperscale infrastructure, deep fiber connectivity and close proximity to major business hubs across the Northeastern United States.
